Experience: our 15 years property search and acquisition experience, combined with almost 25 years in the London property market provides our British and international buyers & investors confidence in our extensive and in-depth knowledge of the market, the properties we are buying and the long-established and trusted relationships with the selling agents and myriad of other contacts from which we source property in our core market of prime London houses and apartments.
Independence: not all search agencies are independent. We are totally independent of any estate agent and therefore selling agents and vendors are happy to involve us early in the sale process. Consequently we get to know about properties before they come onto the market and indeed those that never do.
Exclusivity: We do not sell property. We work exclusively for clients who are buying property and this exclusivity allows our interests to be 100% aligned with those of our clients and to avoid any conflicts of interest which arise by being involved in both sales and purchase. We also provide all our clients with further exclusivity by never taking on any two searches with the same criteria at any one time.

Whilst understanding the enormous financial investment being undertaken we also appreciate the often emotional nature of such a purchase and we therefore strive from the outset to get the fullest possible understanding of your requirements on a personal and practical level taking into account our client’s personal situation and property prerequisites in order to secure the best property solution in both profile and location.
A Fully Comprehensive Service:
1: A No-obligation Meeting
In the first instance we will arrange a no-obligation meeting at your home or office in order to answer any questions you may have and to discuss how we can work together to best meet your needs. Our service is bespoke to each client and in some circumstances our clients require one part of our service more than another – from the outset we want to understand how best we can work to suit you.
2: Understanding Your Brief
An in-depth, one-to-one meeting, ideally in your own home, but above all somewhere convenient to you, allows us to acquire a detailed understanding of your requirements, tastes and preferences. We take into consideration personal lifestyle choices, architectural preferences and accommodation needs and advise on different locations to best suit your requirements and budget. If you reside overseas you'll be sent a detailed questionnaire to be completed and returned, followed by an in-depth telephone conversation.
3: A Comprehensive Search
Our home is the one acquisition that defines the most about us – our tastes, our lifestyle and our achievements and as we work on your search we remain fully aware of this. We will consider all properties currently on the market and those we are offered or find off-market meeting your criteria. Our extensive network of contacts, including developers, private vendors and former clients frequently unearths suitable properties not available on the open market. We are therefore able to offer total market coverage in a way that would not be possible or a normal buyer. We will approach owners directly if our clients are looking for a particular type of property or if they ask for a specific neighbourhood or street.
We visit all the properties that reasonably meet our clients' brief and from those viewings the company selects only the most suitable to show you.
4: Support and Update
Ongoing communication is critical as the search progresses. Throughout your search we will send you a report of our activity on your behalf with regards to properties we have considered, have viewed and the reasons for any discards. This process ensures that the search remains focused.
5: Accompanied Viewings
At a time convenient to yourself, and outside office hours if required, you will be collected by car from your hotel/home/office and accompanied by your search consultant on pre-arranged appointments to each property on the list. For each short-listed property, you will be presented with a detailed, independent analysis of its features. You will be offered unbiased market opinion and assisted in all enquiries. If the brief is for a buy-to-let investment you will also be given a cash flow forecast for each property viewed.
Although our aim is to find you your ideal property in the shortest possible amount of time this process will continue until the ideal property is found.
6: Due Diligence
Having identified a potential property for our client we look to ensure that there are no problems that will hinder a successful purchase and to make sure that there are no unforeseen factors that could affect it. We will then prepare a written report that will cover such diverse issues including, but not necessarily limited to, local planning, local amenities, comparable valuation evidence and background to the area. The aim here is to try and pick up the issues that fall between the solicitor's report on title and the surveyor's structural report. We also put some objectivity behind the value of the property.
7: Negotiate
There's a lot more to making an offer than simply haggling over price and we will work closely with you on the best strategy for buying the property on the best possible terms and then negotiate on your behalf. Our experience and knowledge of the market enables us to optimise your offer. Being represented by a search agent will frequently give you the edge over buyers acting on their own. It is our experience that in many cases our negotiating success makes our property finding service self-funding.
8: Complete
Once an offer has been accepted we will oversee all the stages of the transaction, liaising with the estate agent, conveyancing solicitors, surveyor and any lending company involved leading to exchange of contracts and through to completion. We will keep you fully up to date on progress during the conveyancing process.
9: Moving In Support
Many of our clients are not only too busy to do their property search for themselves but also to manage their move and thus between exchange and completion we are able to offer the services of a dedicated “Moving In” Consultant to assist with all details of your move including, but not limited to, arranging the services of a suitable removal company, the sourcing of utility suppliers and connection to their services, the arranging of parking permits to the filling of your fridge should you so wish (additional fees may be incurred)
